Project Manager – Luxury Villa Renovation & High-End Fit-Out

Dubai, DU, AE

About Primo Primo is a Dubai-based luxury villa renovation company specialising in the design and complete turnkey renovation of high-end residential properties. We are currently looking for an experienced Project Manager to take responsibility for the delivery of a high-value luxury villa renovation in Dubai. This is not a general construction Project Manager position. The successful candidate must have proven experience delivering high-end residential, luxury villa or premium interior fit-out projects, with an exceptional understanding of finishing quality and attention to detail. The Role You will have overall responsibility for the day-to-day management and successful delivery of the project, from mobilisation through construction, fit-out, snagging and final handover. The villa will involve a very high standard of architectural and interior finishes, bespoke joinery, specialist materials and multiple subcontractors. You must therefore understand the level of coordination, planning and quality control required to deliver a genuinely luxury residential project. You will act as the main point of coordination between Primo, our subcontractors, the client's representative, architects, interior designers, consultants and suppliers. Key Responsibilities Your responsibilities will include: * Overall management and delivery of the villa renovation project. * Developing, maintaining and driving the construction programme. * Planning works and ensuring activities are properly sequenced. * Managing and coordinating all subcontractors and specialist trades. * Conducting regular subcontractor coordination meetings. * Monitoring subcontractor performance, manpower and productivity. * Ensuring subcontractors work in accordance with the programme and approved drawings. * Reviewing architectural, structural, MEP and interior design drawings. * Identifying drawing discrepancies and coordination issues before they affect construction. * Coordinating closely with architects and interior designers to resolve technical and design issues. * Liaising professionally with the client and client's representative throughout the project. * Providing regular progress updates and reporting. * Managing RFIs, approvals, technical queries and design changes. * Coordinating material selections, samples and approvals. * Monitoring procurement schedules and identifying long-lead items. * Ensuring materials are ordered and delivered in accordance with the construction programme. * Managing MEP, civil, architectural and interior fit-out interfaces. * Monitoring project costs and identifying potential variations. * Ensuring variations are identified and communicated before additional works proceed. * Maintaining high standards of site organisation, health and safety. * Managing snagging, testing, commissioning and final handover. High-End Finishing \& Quality Control Extensive high-end finishing experience is essential for this position. The successful candidate must have a very strong eye for detail and understand the quality expected on a luxury residential project. You should have significant experience managing and inspecting works including: * Natural stone and marble * Large-format and specialist tiling * Bespoke joinery and cabinetry * Veneer and timber finishes * Decorative wall panelling * Specialist paint and decorative finishes * Gypsum ceilings and architectural features * Shadow gaps and concealed details * Doors and ironmongery * Kitchens and fitted furniture * Luxury bathrooms * Sanitaryware and brassware * Architectural lighting * Glass and metalwork * Flooring * FF\&E installation * External works, landscaping and swimming pools You will be expected to identify unacceptable workmanship before it reaches the client or consultant, rather than relying on the snagging process to identify defects. Subcontractor Management A major part of this position will be controlling and coordinating specialist subcontractors. You must be confident: * Managing multiple subcontractors simultaneously. * Setting clear daily and weekly targets. * Reviewing manpower against programme requirements. * Challenging subcontractors when works fall behind. * Checking workmanship continuously. * Coordinating interfaces between different trades. * Resolving site problems quickly. * Rejecting work that does not meet the required standard. * Ensuring subcontractors rectify defects promptly. * Maintaining professional but firm control of the site. We are looking for someone who takes ownership of the project, rather than simply reporting problems to management. Client, Architect \& Interior Designer Coordination This is a client-facing management position. The Project Manager must be confident and professional when communicating with high-end residential clients and their representatives. You will regularly liaise with: * Client representatives * Architects * Interior designers * Structural engineers * MEP consultants * Specialist consultants * Subcontractors * Suppliers * Primo's internal design and management teams You must be able to communicate technical issues clearly, manage expectations professionally and ensure decisions and approvals are obtained without delaying the project. Essential Requirements Applicants must have: * Minimum 3 years' UAE construction/project management experience. * Proven experience as a Project Manager delivering high-end residential or luxury interior fit-out projects. * Strong experience with luxury villa renovations is esstential. * Demonstrable high-end finishing experience. * Excellent understanding of construction sequencing and programme management. * Strong subcontractor management experience. * Good understanding of architectural, structural and MEP works. * Ability to read and understand detailed construction drawings. * Experience coordinating with architects and interior designers. * Experience dealing directly with clients, consultants or client representatives. * Strong snagging and quality-control experience. * Good commercial awareness, including variations and procurement. * Excellent spoken and written English. * Strong leadership and problem-solving ability. * Excellent organisational and reporting skills. * Valid UAE driving licence. The Person We're Looking For We are looking for someone who is hands-on, organised and exceptionally detail-oriented. This is a luxury villa where millimetres, alignment, finishing, junctions and detailing matter. The successful candidate must understand the difference between work that is technically acceptable and work that is finished to the standard expected in a premium residence. You should be comfortable walking the project every day, inspecting works closely, challenging poor workmanship and taking responsibility for solving problems before they affect programme, cost or quality. You must also be commercially aware and understand that successful project management means delivering the required quality, programme and cost, not simply completing the construction. Application When applying, please include details of the most relevant luxury villa or high-end residential project you have personally managed, including: * Project location * Approximate contract value * Scope of works * Your position and responsibilities * Project duration * Whether you managed the project through to final handover Candidates whose experience is primarily infrastructure, new-build structural works or standard commercial construction without significant luxury finishing experience are not suitable for this position. Senior DevEx Engineer - Infrastructure

United KingdomFrom $100/yr

An Introduction to Primer Primer is the unified infrastructure for global payments. We give finance and payments teams the visibility and control to reduce complexity, improve performance, and capture more revenue - all from a single platform. Backed by Sofina, Peak XV Partners, ICONIQ, Tencent, Accel, and Balderton, we're building the payments layer the world's best companies rely on. Watch our showcase > Read up on our $100m Series C Learn more about our culture > Which team will you be joining? You'll join Infrastructure, the team that owns the platform every other Primer engineer builds and ships on. CI/CD, deployment, internal tooling, ephemeral environments: if it's how code gets from a laptop to production safely, it's ours. We operate the way the rest of Primer does. Remote-first, async, high autonomy, low bureaucracy. You build it, you own it, and that includes running it in production. You'll report to the Engineering Manager for Infrastructure & Data and work alongside a small group of senior infrastructure engineers. What makes this interesting right now is the human-AI development loop. Coding agents are changing how software gets built, and we want someone to own how that actually works at Primer rather than bolting it on. That part of the role is yours to define. What will you be doing? Own Primer's internal developer platform end to end: the CI/CD pipelines, deployment workflows (canary, blue/green), self-service tooling and ephemeral environments that every engineer here depends on to ship. Build the human-AI development loop. This is the most open part of the role: the tooling and automation that let engineers work effectively alongside coding agents, and the patterns that make agent-driven workflows fast and safe at Primer. Treat developer productivity as a measurable system. Instrument it, find where delivery actually slows down, and ship the changes that fix it instead of guessing. Take real operational ownership. You'll join the Core Infrastructure on-call rotation and own the reliability of what you build. Set the technical direction for how Primer's engineers build and ship, and bring less experienced engineers along with you as you do it. Improve how engineers write code, not just how they ship it. Partner with product teams to make the tools, frameworks and internal APIs they use everyday more ergonomic, and help reduce the friction of building features at Primer. Build Primers paved roads. Reduce the application boilerplate engineers write, shape standards around how services are built and configured, and own the golden-path tooling that lifts efficiency across every team. Work in the open across a fully distributed team, making your decisions and trade-offs visible rather than holding them in your head. What we're looking for Strong cloud infrastructure experience. AWS is preferred; we'll also consider strong GCP backgrounds. Hands-on Kubernetes experience. Infrastructure-as-code as a working tool, not a buzzword. Terraform is preferred, but Pulumi, CloudFormation, Ansible or similar are fine. Not having Terraform specifically is not a blocker. CI/CD as a core competency. You've owned the build, test and deploy workflow and preview environments, not just used them. A history of measuring and improving delivery, using DORA, SPACE or a similar framework to back the work up. Comfortable owning production systems and being part of an on-call rotation. A genuine software engineering background. You've built and maintained applications or products, not just infrastructure tooling. You can reason about what makes code pleasant to work with. This is what lets you build AI and developer tooling that engineers actually want to use. An async-first communicator who works well in a remote, distributed team. Nice to have: Hands-on experience building with AI or agent tooling, or working directly with LLM-based development workflows. This field is new, so real curiosity counts alongside real experience. Familiarity with MCP servers and agent integration patterns. Payments, fintech or other regulated-industry experience. You may not like it here We're remote-first and async-first. Nobody is looking over your shoulder, and nobody is going to hand you tightly scoped tasks. You own your work from problem to production. This role carries real operational weight. You're on call for what you build, and when something breaks at an awkward hour, that's yours too. The AI-enablement side of this is genuinely undefined. There's no playbook yet. If you want a clear, settled remit, this isn't it. If you want to write one, it is. Pace and ambiguity are constant. Priorities shift as we learn, and you'll often be making calls without complete information. ✅ A typical interview process An initial intro call with a Talent Partner An interview with the Hiring Manager Challenge Stage - Contextualised to the role A final, values-alignment interview What's the culture like at Primer? We're building a culture where people can do their best work and be proud of the impact they have. You'll be working with people who are mission-driven, smart, and reflective, and who are genuinely invested in building exceptional products and delivering success for our merchants. We work remotely, and have done since day one. We believe that building a successful, profitable company goes beyond proximity. We invest in our relationships through great remote working practices and thoughtfully designed face-to-face time, including workations, our annual company retreat, and access to co-working spaces across most major cities. The work is challenging. Scaleups are a challenge, and building category-defining products is a challenge. But there's a meaningful difference between a challenge and a struggle. At Primer, the right challenge comes with the right support: strong onboarding, a collaborative environment, and a team that is genuinely invested in your success. It's never something you face alone. Our benefits 🌍 We are fully remote and globally distributed; and have been since day one 💰 Competitive share options 🌴 Uncapped holiday, with 25 days minimum to be taken 🗣️ Co-working space access across major cities 📅 Workations & Company Retreat 💻 The best equipment for your role 🏠 £500 towards your home office setup 🔎 Generous learning budget 🏥 Private Medical Insurance 📈 A broad set of additional perks and benefits ( depending on location) Don’t meet every single requirement? At Primer, we're dedicated to building a diverse, inclusive, and authentic workplace. If you're excited about this role but your experience doesn't align perfectly with every qualification listed, we encourage you to apply. You may be the right candidate for this or other roles. Primer is committed to the equal treatment of all current and prospective employees and adopts a zero-tolerance approach to discrimination, regardless of age, disability, sex, sexual orientation, pregnancy and maternity, race or ethnicity, religion or belief, gender identity, marriage and civil partnership, or any other background or belief. Data Scientist 1

Coppell, TXFrom $17/yr

As our Data Scientist, you will act as an internal business consultant to help optimize every facet of this organization. You will solve problems and answer questions – using data – for other departments to help us reduce costs, reduce errors, and be a better organization for our 17 million members. Note: This is a hybrid role; the candidate must reside within a 100-mile radius of our Coppell TX office and be available to work on-site 3 days a week on a regular basis, as well as 2–3 times per month for team meetings and collaboration days. What You’ll Do * Every day, you will help solve business problems presented to us by stakeholders using data. You will get a scenario or problem, such as, “We need to reduce cycle times,” and then pull, analyze, and interpret data relevant to that scenario. * You will pull data from SQL databases. You will analyze and interpret data using Python, R, or other tools. You will determine patterns or trends and their statistical significance to the problem. To visualize the data, you will use Tableau. * Once you have done your analysis, paired with a data engineer, you will present your findings to the stakeholder and confirm, refute or simply acknowledge a hypothesis. Your work may be implemented or may develop into something else. * This role is remote, but you must be able to report to the Independence OH office for regular collaboration days. What You’ll Need * To thrive in this role, you must have a solid foundation of statistics and data analysis. You must be able to describe a project where you pulled data, analyzed it, identified trends or patterns, determined significance, and delivered insights or recommendations to the business. What was your approach? What tools did you use and why? Did you get to the root cause of the issue? Did you confirm or refute a hypothesis? You must be able to speak to your involvement and decisions at each stage. * For pulling data, we use SQL so you must be proficient with this tool. To curate and analyze data, we use a variety of languages and programs: Python, R, and even Excel. You can choose whatever tool helps you best, but you must be proficient in either Python or R. * Excellent communication skills and an attitude of flexibility are a must. Very often, we get into the data and some aspect takes longer than we thought, or we have to pivot and change how we approach a problem. A dashboard works better than a model, perhaps. Then you have to explain to the stakeholder or the team why you made that change or why the deliverable is taking longer than expected. It’s all about being creative in your approach and communicating that frequently and clearly to people who may be less tech or data-savvy than you. * You have worked previously with an Agile team or understand these concepts. You expect to participate in daily standup meetings, you’ll complete your projects or stories during our bimonthly sprints, and you’re ready to meet frequent deployment deadlines. - SH1 Remarkable benefits: * Health coverage for medical, dental, vision * 401(K) saving plans with company match AND Pension * Tuition assistance * Floating holidays and PTO for community volunteer programs * Paid parental leave * Wellness programs * Employee discounts (membership, insurance, travel, entertainment, services and more!)
