Operations Director

This Company is an industrial real-estate company that own and operates properties in Carolina, Puerto Rico. The Director of Operations is responsible for the direction, streamlining, organizing and management of the organization’s operations functions in accordance with established systems and procedures. The company has several ongoing projects in its property management group that require day to day oversight of service requests, contractor coordination and follow-up and contract review and implementation. In addition, the company has several active construction projects that require management of timelines, budgets, and both internal and outward facing reports for management and tenants. The incumbent pays attention to detail, follow-up, reviewing and reporting on the timeline and budget for various projects. As a leader of the Operations Department, the Director of Operation is responsible for contributing to the department’s overall success by ensuring the quality of customer services and construction projects and ensure a smooth and efficient operational routine is in place alongside other members of the leadership team. The individual will report directly to the CEO. Essential Duties: Directs the Operations, Construction \& Customer Service teams with the implementation of system changes to support services, project management, budget and timeline development and management, and makes recommendations to more efficiently and effectively support key activities within these departments. · Providing support as needed, emphasizing on services and operational activities. Recommending any appropriate changes to help solve problems and to improve the service provided to clients. · Participates and assists the organization in formulating and meeting its overall strategic business plans and goals, including the company’s customer portfolio integrity, operations flow accuracy, and keeping a detailed recordkeeping report. Participates in developing strategies and tactical business plans to help achieve organizational objectives; provides expert customer operational advice and input to the CEO and COO, contributing to their overall business planning strategy. · Provides supervision and support to all areas of the Operations Department and other areas of responsibility where service, operations, construction, or assistance is needed. · Conducts operational reporting process; prepares forecasting plans; conducts periodic and ad-hoc reports as required by the Board of Directors, Shareholders, and other members of Senior Management. · Develops, implements, and monitors operational policies, procedures, practices, and internal controls; establishes and maintains the operational controls and the preparation and interpretation of internal and external reports; conducts business line and product accountability analysis. · Ensures that the operation team timely responds to the resolution of customer issues in cooperation with customer service and construction team. · Directs, synchronizes, and works with suppliers, vendors, and contractors to administer department’s functions, ensuring compliance to the organization’s policy by monitoring, performance and maintaining policies and procedures. · Responsible for providing necessary training to personnel on operational and customer support topics. · Review and recommend updates and changes to policies and procedures utilized in delivery of customer service. · Create and maintain various Standard Operations Procedure (S.O.P) manuals. · Prepare monthly project reports as requested by management. · Plays a positive role in the development and growth of assigned department staff through excellent verbal and written communication skills, along with solid delegation skills, assuring a highly cross-trained staff. · Other duties as assigned. Knowledge, Skills, and Abilities: College degree preferred and/or 5-10 years of operations experience with a focus on project management, operations, and construction / real estate. · Required management experience of day-to-day supervision of staff. · Project management experience to implement a new product or service, preferably in real-estate and construction. · Significant knowledge of industry processes, procedures, and workflows. · Analytical skills to determine areas in need of improvement and the ability to find creative solutions while consider all aspects, departments and individuals affected. · Ability to recognize and focus on critical issues · Tech savvy and with knowledge of relevant project management software (such as Asana) · Strong communication skills with a demonstrated ability to create processes and procedures and to lead a project and communicate results as well as carry out new policies and procedures. Requirements: Education: BA in Business Administration concentration in Business, Accounting, Management, Engineering, or related field. Experience: Five (5) to ten (10) years of experience in Operational functions, Project Management, Engineering on the field or something similar including supervising a team. Grant Management Consultant

General Description We are an established industrial real-estate property management and construction company located in Carolina, Puerto Rico. The Company owns and operates a portfolio of industrial warehouse properties throughout Carolina in partnership with its parent Opportunity Zone fund, as well as manages the construction and maintenance of its buildings. The Grant Management Consultant will lead the full lifecycle of grant activities, including reporting, compliance monitoring, and post‑award management. This role requires strong analytical skills, exceptional writing ability, and experience working with grants related to housing, infrastructure, construction, sustainability, and renewable energy. Key Responsibilities:Financial Leadership: Manage grant application, including budgets, timelines, and supporting documentation. Manage grant agreements, ensuring all terms, conditions, and deliverables are understood and met. Track project expenditures to ensure alignment with approved budgets and allowable costs. Coordinate with project managers, engineers, and finance teams to gather data and maintain accurate records. Prepare required reports (financial, performance, compliance) for funders and regulatory agencies. Monitor regulatory and compliance requirements related to federal, state, and renewable‑energy‑specific grants. Maintain documentation and audit‑ready files for all grant‑related activities. Serve as primary point of contact for grantors, auditors, and internal leadership.
