Position Summary The Senior Business Analyst plays a critical role in the organization by supporting business analysis efforts within the Capital Markets and Investor Fulfillment department. Working with limited supervision, this role is responsible for eliciting, analyzing, validating, specifying, and managing business and technical requirements for medium to complex initiatives. The Senior Business Analyst acts as a liaison between business stakeholders and the Information Systems development team, ensuring requirements are clearly understood and effectively translated into technical solutions. Compensation This role is an exempt position with a Targeted Salary Range of $94,000 - $120,000 annually. Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location. Essential Functions * Identify project stakeholders and define project scope. * Gather and validate requirements through interviews, document review, and other elicitation methods. * Develop clear and concise requirement specifications, business rules, and supporting documentation using standard templates. * Define functional and non-functional requirements, including quality attributes and constraints. * Translate high-level business needs into detailed requirements, user stories, and acceptance criteria. * Document system changes using concise narratives, diagrams, process flows, and other visual modeling tools. * Create current- and future-state process documentation and conduct gap analysis to support business justification and prioritization. * Develop and execute effective testing strategies to validate system changes and assess cross-functional impacts. * Lead discovery, design, and review sessions to ensure accurate interpretation of requirements. * Champion and continuously improve requirements practices, processes, and tools. * Mentor and support team members, promoting product mindset, collaboration, and process efficiency. * Perform other duties as required. Qualifications * Bachelor's Degree directly related to the position or equivalent, preferred. * Minimum five years' total relevant experience in Business or Mortgage Lending and/or Consumer Lending Technology related role(s). Experience in Capital Markets is highly required. * Strong understanding of mortgage pricing, including rate sheets, margin management, secondary execution, and risk-based pricing. * Experience working with XML, preferably including MISMO, UCD, ULDD, and/or PDD datasets. * Solid knowledge of APIs, with the ability to translate business needs into technical requirements, document API functionality, and collaborate with development teams on API design. * Experience with Agile and Waterfall/Hybrid SDLC methodologies. * Strong analytical skills with the ability to simplify complex workflows and support process improvements. * Experience with business process improvement or automation initiatives is a plus. * Ability to create visual models such as process flows, diagrams, or other structured representations of requirements. * Excellent verbal and written communication skills with the ability to engage stakeholders at multiple levels. * Skilled in conducting interviews, facilitating discussions, and gathering/documenting business requirements. * Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment. * Self-motivated with the ability to work independently, lead efforts, and maintain strong attention to detail. * Strong interpersonal skills and ability to collaborate within cross-functional teams. * Adaptability and willingness to learn new tools, technologies, and methods. * High level of accuracy, organization, and accountability. * Excellent verbal and written communication skills required. * Strong interpersonal and team building skills. * Self-starter with the demonstrated ability to learn/adapt to new technologies and techniques. * Highly organized and detail-oriented; ability to work in a fast-paced, metrics-driven environment required. * Proficiency in Microsoft Office Suite, Word, Excel, Wiki, collaborative cloud-based programs, and third-party software applications required. * Commitment to company values. * Customer Service - Proactive attention to each person * Integrity - Do and say what's right * Respect - Treat others with dignity * Collaboration - Listen and work together * Learning - Seek knowledge and strive for improvement * Excellence – Deliver the unexpected Supervision * Job Scope: Responsible for understanding the department/functional area objectives and goals and how own job contributes to achievement of these goals; may recommend changes and enhancements based on analysis and evaluation of circumstances * Complexity: General precedents may exist for most problems; conducts independent research/analysis to identify the appropriate approach * Impact: Decisions and actions primarily impact own work with limited impact on peers in their area, contributes as team member rather than leader * Interaction/Supervision: Acts as a mentor/guide to less experienced professional contributor staff in a similar role; works independently and only under general direction; guided by professional standards, desired outcomes, and project plan specifications Requirements Physical: Work is primarily sedentary; mobility in an office setting. Loan Officer Assistant (Lead to Contract)

Position Summary The Loan Officer Assistant plays an important role in the organization by performing, under direct supervision, a number of activities related to assisting originators build complete loan files for submission. This role performs the Lead to Contract duties. Essential Functions Lead to Contract duties: Acting as a primary point of contact for the customer contact for licensed activity, for the loan officer. Assist originator in appointment setting with prospective and new applicants. Provide new lead call backs within 20 minutes and maintain a 35% conversion rate from lead to appointment. Set and confirm appointments for originator and manage calendar. Provide administrative support managing various client databases (lead tracker, MyCircle, Zillow, etc.). Send new clients online pre-qualification link on behalf of originator. Assist the originator with obtaining an accurate and thorough 1003. Analyze customer’s credit and financial scenario and determining appropriate loan product(s). Run credit on loans assigned to an originator Run AUS findings and prepare the Initial Fee Worksheet. Pull and prep web applications and other duties; including updating credit reports and AUS findings. Request status updates from pre-approved clients and referral sources (weekly TBD calls). Keep up to date with company approved programs and software systems; implement and execute new systems for team and clients. Provide marketing support by coordinating, creating, obtaining compliance approval, tracking, and distributing advertising materials as needed. Manage monthly compliance-approved email marketing to realtors. Additional common duties: Acting as a primary point of contact for the customer, and keeping the customer informed throughout the process, subject to the limitations as set forth in Guild’s SAFE Act and Consumer Privacy/Safeguarding in Information policies. Pricing loan in accordance with Guild’s policies and communicating fees to operations team. Quoting rates and making commitments regarding locking to customer. Maintain referral source relationships through quick response time and excellent custom service. Prepare and send thank you cards to referral sources and new clients. Collect supporting documentation from customer, gathering necessary documentation for pre-approval. Act as a point of contact for the customer and referral source, keeping them informed throughout the process. Discuss product features with customer. Perform other duties as assigned. Per GUILD company policy and in accordance with investor underwriting guidelines, this role is prohibited from submitting documents to underwriting and ordering written (non-third party) employment, income, deposit, mortgage or rental verifications under any circumstances. Qualifications High school diploma or equivalent is preferred, along with at least two years of experience in Mortgage lending or related field. Active MLO licensing required.
